Rent and home prices keep going up because of immigration. If people stopped coming to America and Canada, they wouldn't be able to charge so much. You can tell how high immigration is in a country or location by how expensive the housing is. Normally the construction business will slowly build for the expanding population and keep the prices down. With immigration being high, they can never keep up with demand.
