<I think it's just a worry that inflation may take a while to get under control. Realistically with 8.5% inflation long rates should be in the double digits. The reason they're still below 3% is there's still this belief that the inflation is transient. If there are signs inflation is going to hang around longer than the bond market is currently expecting, all hell is going to break loose and it's going to vaporize the stock/crypto market. Gold and silver, meanwhile are still under heavy manipulation by powerful too-big-to-fail banks. they will never admit to this even though the know and read the news because publicly saying this will scare all there (potential) precious metal investors away. Plus the doesn't know when that will ever end. Calling them out, like calling the fed out for fixing inflation rate, etc, will not stop the manipulation.

Inflation does not make borrowing cheaper. Unless you are suggesting that by adding equity by means of inflation makes a loan less risky, which is not the case. Banks look at your credit score and ability to repay, and not necessarily the amount of equity into the project because they know that asset values that go up, can just as easily come down
